Signs of Progress, More Details for 2021 Chestnut

While the eventual restaurant tenant at 2021 Chestnut is still anyone's guess, today Eater can elaborate a bit on the timeframe and details. The above photo shows the site as it looks today, where according to broker Jackie Balin, environmental remediation is underway. Demolition of the current structure is "a couple of weeks out," and the current timeline should have the new 12-story building up by November.

With 45 feet of frontage, there is potential for the space to be split up, though Balin says the preference is for one tenant to fill the 4000+ square-foot space. Balin has been marketing the space for about a year, and while interest was initially scarce, she reports that things are really picking up, though it's too early to drop any names. Combined with buzzy projects nearby, like George and Jennifer Sabatino's Aldine, a strong talent here would really help move the hit-or-miss stretch along.

Given the promise of a much taller structure, perhaps the most interesting piece of info is that the plans include a roofdeck, which could accommodate a commercial tenant "if there's early enough interest."
